Concerned Citizens of South Dade "CCOSD" is a neighborhood advocacy group established in 2019 by neighbors and friends in the South Dade Park neighborhood. The group formed in response to an intrusion of inconsistent development patterns into single-family residential districts west of Old Dixie Highway.
Over the past couple of years, the South Dade area has seen an explosion in multifamily, high density development along US-1 and the Busway. Unfortunately, this one size fits all approach from Miami-Dade County to increase density, intensity and height along the US-1 corridor, from Dadeland to Florida City did not take into account each of the unique existing residential communities abutting the corridor.
Today, we find ourselves defending our neighborhoods from the onslaught of inconsistent development and rezoning request that will adversely impact the character and the quality of life of several established single-family neighborhoods.

Miami Dade County Office of Historic Preservation, Dade Heritage Trust and Neighbors raise concerns over the potential demolition of one of South Dade pioneer structure in part due to a rezoning application by Lennar Homes LLC for a property located at 29150 SW 167 Avenue, Homestead Florida (approximately +/- 64.02 acres ) also known as the Caves Property.

Neighbors of the South Dade Park neighborhood raised concerns before the Board of County Commissioners, over a request to change the zoning from RU-2 to MC on a property located at approximately SW 162 Avenue and Old Dixie Hwy. Mixed - Use Corridor "MC" zoning designation allows up to 12 stories and up to 125 units per acre.
Following concerns raised by neighbor of the South Dade Park neighborhood at a public hearing. Miami-Dade County Commissioner Cohen Higgins who represents the South Dade Park neighborhood for District 8, echoed the residents concerns, and moved to grant the defer as requested by the neighbors.
Re: CFF Development Group - Rezoning Application
In January 2020, following intense opposition from neighbors, Commissioner Levine Cava asked Planning staff to re-evaluate the urban center charretts to ensure compatibility, while taking into account community input. Its now 2021 and we are still waiting... Meanwhile our neighborhood is being inundated with multiple rezoning applications, as developers continue to push west of Old Dixie Hwy. Neighbors request a deferral on a rezoning application for a property located at 29055 SW 162 Avenue. Neighbors cited a lack of information as to what was being contemplated for the subject site.
