CCOSD featured in PRESERVATION TODAY magazine

United we are stronger.

As Dade Heritage Trust marks its 50th Anniversary, the organization recognizes  CCOSD  passion for preservation, commitment to smart and thoughtful development, and desire for a strong community involvement. 


Over the past few years, neighbors united to push back against un-compatible development. Along the way we  managed to save one of the oldest structures in the  South Dade neighbor (Caves Residence ).  Together we can continue to make a difference.

A Public Hearing has been scheduled before the Board of County Commissioners to rezone approximately 14.07 gross acres to allow the construction of 9 apartment buildings up to five stories in height consisting of 760 affordable housing dwelling units / apartments as follows:


Applicant: 296 Legacy LLC 

Application No. Z2023000037 

Project Location: 16401 SW 296 Street, Homestead, FL 

Approximately the NW corner of SW 296 Street and Old Dixie Hwy


Change of Zoning Request:

 Change of Zoning to allow the construction of 760 affordable housing units on approximately 14.07 acres as follows:  Change of zoning  from Business District "BU-1A", Duplex Residential "RU-2", RU-3 and Agriculture "AU" to Mixed-Use Corridor "MCD"


Project Summary: 9 apartment buildings up to five stories in height consisting of 877,729 sq. ft. of building area, with 760 apartment units, and less than 1% 7,510 sq. ft. of retail.

Community Meeting with County Official on the status of Lennar Homes promises to the neighbors!


A tentative community meeting has been scheduled in collaboration with Miami-Dade County Department of Public Works "DTWP" and the Office of Commissioner Cohen Higgins,  District 8 to discuss the status of the proffers / commitments made to the neighbors by Lennar Homes . 


Re: Unfulfilled Commitments include:

1. Traffic Circle at SW 288 Street and SW 162 Ave

2. Public Art, landscaping and maintenance of the traffic circle

3. Street trees along SW 162 Ave from Old Dixie Hwy to SW 284 Street
